Terms of Service
Effective date: 1 May 2025
These terms and conditions govern the rental of storage and workshop bays at Stour Spaces, Stour Provost, Dorset ("we", "us", "our"). By entering into a rental agreement with us, you ("the Customer") agree to these terms. Please read them carefully.
1. Rental Agreement
1.1. The rental agreement commences on the date agreed in writing between you and Stour Spaces.
1.2. Rental is on a rolling monthly basis. No minimum term applies unless agreed otherwise in writing.
1.3. To terminate the agreement, either party must give 30 days' written notice.
1.4. We reserve the right to vary these terms upon 30 days' written notice to you.
2. Payment
2.1. Rent is payable monthly in advance on the same date each month.
2.2. A security deposit equal to one month's rent is required before access is granted. The deposit is held without interest and returned within 14 days of the end of the tenancy, subject to deductions in accordance with clause 3.3.
2.3. If rent is not received within 7 days of the due date, we may charge a late payment fee of £25.
2.4. If rent remains unpaid for 30 days, we reserve the right to deny access and, after giving statutory notice, to dispose of or auction contents to recover outstanding amounts.
3. Use of Your Bay
3.1. You may use your bay for lawful storage or workshop activities. Any use that is illegal, hazardous, or a nuisance to other customers is prohibited.
3.2. The following items may not be stored: flammable liquids, explosives, compressed gases, chemicals, illegal substances, perishable goods, live animals, or items that emit odours likely to disturb other users.
3.3. You are responsible for leaving the bay in the same condition as you found it. Cleaning, repair, or disposal costs arising from damage or excessive mess may be deducted from your deposit.
4. Access
4.1. Site access is available 24/7 via coded gate entry. Codes are issued to customers only and must not be shared with non-customers.
4.2. You must supply and maintain your own padlock on your bay. Stour Spaces does not hold a master key.
4.3. We reserve the right to access your bay in an emergency (fire, flood, or structural risk), in the event of non-payment, or if we reasonably suspect illegal activity. We will give you advance notice where possible.
5. Security and CCTV
5.1. The site is monitored by CCTV for security purposes. Footage is retained for 30 days and may be shared with law enforcement on request.
5.2. While we take reasonable security measures, we cannot guarantee against theft, damage, or loss. We strongly recommend you insure your stored goods.
5.3. Stour Spaces accepts no liability for theft from, or damage to, your bay or its contents unless caused directly by our negligence.
6. Insurance
6.1. Stour Spaces does not provide insurance for your stored goods. You are solely responsible for arranging appropriate contents insurance. Goods are stored entirely at your own risk.
7. Liability
7.1. Our liability to you is limited to the value of one month's rent in all circumstances, except where liability cannot legally be limited (e.g., personal injury caused by our negligence).
7.2. We are not liable for indirect or consequential losses, including loss of business, loss of income, or damage to third-party property.
8. Termination
8.1. Either party may terminate this agreement by giving 30 days' written notice.
8.2. We may terminate the agreement immediately if you materially breach these terms and fail to remedy the breach within 7 days of notice.
8.3. On termination, you must remove all belongings and return the bay clean and undamaged. Any items remaining after the end of the notice period may be disposed of at your expense.
9. Governing Law
These terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
